Rob Benson is a wireless infrastructure executive and advisor with more than 30 years of experience helping property owners, REITs, and developers navigate the complexities of cellular, public safety, and neutral-host wireless systems. His background includes senior leadership roles at Motorola, Sprint, CommScope/Andrew, Connectivity Wireless, American Tower, and MCA—experience that gives him a rare, comprehensive understanding of how carriers, tower companies, and integrators approach site negotiations and in-building system deployments.
As principal consultant at Russ-Hobart, Rob provides owner-focused advisory services that include reviewing and negotiating wireless lease agreements, evaluating DAS and public safety proposals, assessing building readiness for 5G and neutral-host systems, and guiding clients through the financial and operational implications of wireless infrastructure strategies. He has negotiated multimillion-dollar agreements nationwide, built industry-first channel programs, and established high-value partnerships with major REITs, carriers, and national property management firms.
Known for his practical, owner-aligned perspective, Rob helps clients reduce risk, avoid unfavorable contract terms, and ensure their properties receive the wireless coverage, capacity, and long-term stability they expect. He holds a Bachelor of Science in Marketing and Management from Indiana University’s Kelley School of Business.
Jim Polick- principal consultant
Jim Polick entered the wireless leasing industry as a site acquisition specialist for both carriers and tower companies, and then branched out by running the Midwest for multiple lease purchase programs. He is also the founder and principal of the Cell Site Landowners Association, advising and consulting with property owners in all matters regarding their wireless leases. Jim’s well-rounded, comprehensive experience in the wireless leasing industry provides our clients with an edge- the ability to assess each project and transaction from every angle, anticipating and avoiding most problems before they happen but with a keen ability to resolve any that do. Jim has a Bachelor of Arts degree from the University of Illinois at Urbana-Champaign and a Juris Doctor degree from the DePaul University College of Law. He was a litigator and practiced real estate law in Chicago and the surrounding counties before transitioning to the wireless industry.
